Northwest Housing Alternatives Shore Pines Apartments
NHA’s Shore Pines is located on a deep lot just outside Florence’s historic downtown, along the southern Oregon coast. The project provides 68 affordable apartments in two 3-story buildings nestled within an existing grove of Shore Pine trees, and is bounded by residences, a church, and Highway 101 to the west. The two buildings are oriented east-west, and the East Building is family focused, containing 34 3-bedroom units, Common Room, Resident Services offices, laundry rooms, and other auxiliary areas. The West Building also contains 34 units, with mostly 1-bedroom units housing a mix of tenants, including seniors, with its own Common Room/Lounge, laundry rooms, and other support areas.
The architecture and landscape echo the vernacular of Florence, utilizing sustainable materials that are complimentary and integrated into the coastal environment. Cementitious cladding is used, along with corrosion-resistant vinyl windows, providing extensive daylighting into the units. The south-facing gable roofs with large eaves provide weatherability for the site’s coastal climate, contain the buildings’ air handling units, and accommodate large areas of solar panels. The extensive landscaping of native plantings includes a network of pathways, children’s play area, and common garden plots. The eastern part of the site is kept naturalistic, with many of the existing Shore Pines remaining, coupled with a new raingarden to aid in stormwater control.
Shore Pines has been designed to serve a diverse community of age groups, household sizes, and range of abilities. The unit mix, resident programs, indoor gathering spaces and support rooms, coupled with the outdoor amenities, make the development a place where residents can connect and socialize within its internal community and the city’s attractions just to the south.
